The real estate is located in the centre of the municipality of Škocjan in the Lower Carniola region. It is located about 15 km from the Novo mesto motorway exit, 60 km from Zagreb, and 3 km from the Škocjan motorway exit. The real estate is located between the Škocjan – Sevnica regional road and Radulja creek. In the immediate vicinity there is a Mercator shop with an NLB Bank cash machine. The town also has a post office, a health centre, a pharmacy, a library, a bus station, a bank, a church, a parish house, a primary school, a municipal building with a hall, a petrol station, bars and restaurants, a hairdresser, a bakery, a sewing shop, a car dealership, a shop with construction material, in short all the necessary service activities. Šmarješke Toplice are 10 km away.

The main building with the hall was built in 1981, the annex in 1995.

On the ground floor of the building there is a bar, a kitchen fit for a catering establishment, a dining room with a terrace, a room for small groups, guest toilets, a pantry, a refrigeration chamber and a dressing room for staff. A hallway leads from the pub to the hall, which is intended to host a large number of guests and is an extensive open space with floor dimensions of 38.40 x 9.20 m. All the listed areas are also accessible from the courtyard and have arranged access for people with disabilities. The apartment on the first floor can be accessed separately from the courtyard through a separate entrance or via the hallway past the kitchen. Access is arranged via a staircase. The first floor is divided into two parts, a smaller apartment consisting of two rooms with bathroom and a larger apartment, which includes two children’s rooms, a bedroom, a bathroom, a small storage room, a kitchen with a dining room, a large living room, an entrance room, a balcony and a terrace. Above the apartment there is an unfinished attic. The attic has a knee wall with a height of 1.10 m, whereas the ridge is at a height of approx. 5 m.

Heating is central. The system has two furnaces, one runs on solid fuel with a hopper and the other on liquid fuel. The lower floor has full underfloor heating, there are also radiators in the hall. On the first floor there is underfloor heating in rooms with ceramic floors and radiators in other rooms. The building can be supplied with gas and has its own gas installation, while the reservoir is the property of the gas supplier. The windows and doors are made of wood. The facade is insulated with perlite plaster with a thickness of approximately 7 cm. The roofing is wooden and the roof is double-pitched. The basement of the annex is made of reinforced concrete, the walls are supported and the ceiling consists of a reinforced concrete slab. The annex contains a garage, a woodshed, a storage room and a pantry. The windows and doors are made of wood.

The exterior of the real estate consists of a paved parking lot and a lawn. The location is equipped with all the utilities; it has an electrical and plumbing connection, telephone and internet. The driveway is asphalted.

The current building has a building and operating permit, together with accompanying project documentation. Next to the boiler room, on the outer wall of the building, there is a borehole, with a depth of approx. 30 m. The borehole was drilled in order to install a heat pump. The building is accessed from the main road and has a sufficient number of parking spaces.

The real estate is suitable for the continuation of catering activities or for repurposing (into serviced or dedicated rental apartments, etc.). In the past, the idea was to transform the facility into an retirement home, for which a conceptual design was developed.
