The land register is a public book intended for the entry and public publication of data on rights to real estate and legal facts related to real estate.

The fact that the land register is public means that anyone can access the land register entries. This can be done in person, at the land registry court, remote access is also possible via the eSodstvo portal (https://evlozisce.sodisce.si/esodstvo/index.html).

What information can be seen from the land register?

Real estate, which can be an independent object of real rights, is entered in the land register. In this way, land parcels, buildings built on the basis of building rights, and, if there is a condominium, individual parts of the building and the building in the condominium are entered in the land register.

The type of real estate and its identification mark can be understood from the land register extract. The following is information on possible seals, which indicate that a land registry procedure is in progress, which has not yet been legally decided.

From the next section – the basic legal position of the real estate – information about the owner and his share can be seen. They are also visible to holders of other rights (e.g. easement rights, mortgages).

Real and certain bond rights on real estate are entered in the land register. The following real rights are registered: property right, mortgage, easement right, building encumbrance right and construction right. Certain bond rights are also entered in the land register; the right to prohibit alienation or encumbrances, if it arose on the basis of a legal transaction, a lease or rental right (rarely in practice), a right of pre-emption, if it arose on the basis of a legal transaction, a special right to use a public asset, other rights that the law stipulates must be entered in land registry.

The registration is the main entry, which is used to enter or delete legal facts that the law stipulates must be entered in the land register.

Acknowledgment is an auxiliary entry with which a change in the identification sign of the real estate is entered, an entry related to the merger or division of real estate is made, or a change in the data regarding the holder of the right to the real estate is entered, for the purpose of harmonizing with the change of data on the owner, who is a person, in the central register of population or business register.
