The best investment is not necessarily the cheapest property, nor the one with the most beautiful sea view. It is the one where location, price, practicality, income potential, costs and long-term value come together to form a coherent whole. It is therefore important to determine, before making a purchase, what you expect from the investment: a regular income, capital appreciation, the possibility of using the property yourself, letting it out to tourists, or a combination of all of the above.
Why invest in property in Croatia?
The Croatian property market in 2026 is maintaining or increasing its investment potential. Residential property prices have risen significantly in recent years, whilst tourist demand remains a key factor in property market values. According to some recent analyses, gross rental yields can range from approximately 4 to 7 per cent; however, it should be emphasised that the net yield – after taking into account taxes, management costs, maintenance and periods of vacancy – is generally considerably lower.
The key question when purchasing an investment property is: ‘How will this property generate value and income?’

Which investment strategy is right for you?
When buying property in Croatia, there is no one-size-fits-all answer.
If you want multiple units and more income opportunities
Consider a semi-detached house or a block of flats. The advantage is the ability to diversify your income and the different uses of the individual units.
If you want a property that you can also use yourself
A flat in Umag or Zambratija can be an attractive combination of personal use and potential tourist lettings.
If you want to get started with a lower initial investment
A smaller coastal property, such as a flat in Zambratija, requires a lower initial investment than larger investment properties.
If you’re interested in a business investment
Larger properties, such as an apartment block in Sveti Petar na Moru or a holiday property near Varaždin, allow for the development of a more complex business model.
What should you look out for before buying?
An investment property is not assessed solely on the basis of its location and price. Before buying, it is advisable to check:
Ownership and documentation
Is the property registered in the land register? Are there any encumbrances, restrictions or other legal issues?
Intended use and legality of the property
Has the property been built and registered in accordance with the planning permission? For larger properties, the possibility of the intended use should also be checked.
Potential for tourist lettings
Tourist lettings in Croatia are not something that should be assumed without verification. Requirements regarding categorisation, guest registration, taxes and conditions for short-term letting may vary depending on the property and the local area. Current regulations also include additional requirements for short-term letting in multi-occupancy buildings.
Real income, not advertised returns
When calculating returns, you must take into account periods when the property is unoccupied, platform commissions, cleaning, maintenance, management, taxes and other costs. The gross return is therefore not the same as the investor’s actual return.
Property liquidity
Ask yourself who your buyer will be in five or ten years’ time. A good investment is not just one that you can let out, but also one that you will be able to sell relatively easily at some point in the future.
A estate agent marketing the property can answer most of your questions, so do not hesitate to ask them about anything that interests you before making a purchase.
