We mediate the lease of a warehouse with offices in an excellent location on the outskirts of Ljubljana. The space is suitable for the operation of a logistics center with offices. The facility is heated/tempered and centrally ventilated. Cooperation is possible in the field of logistics services, warehousing, and transportation.

The warehouse with loading ramps is located on the ground floor of the building, with 2,000 pallet spaces available for storing goods. On the first floor there are offices (open space 170 m2), a meeting room (75 m2) and changing rooms, with shared use of the kitchen and dining room available. The warehouse height is 12 m, it has 40 truck and van ramps and is fully racked. The warehouse is also suitable for food logistics; ambient regime (+10C to +25C) or temperature-controlled regime (+14C to +18C). It is suitable for palletized goods that fit the racking window. It is not suitable for hazardous goods or larger machines/objects. Parking spaces are next to the building.

The office rental price on the first floor is 14.50 EUR/m2. In addition to rent, the tenant pays operating costs up to 1.00 EUR/m2, municipal tax (NUSZ), and VAT. Heating is electric with solar panels on the roof. The security deposit amounts to two months’ rent (+ operating costs + VAT) or a bank guarantee is issued. Warehouse handling and/or transportation services or comprehensive logistics services are available. The minimum lease period is 3 years or 1 year for office spaces.

LANDLORD’S CONDITION FOR CONCLUDING THE DEAL: The landlord’s condition for concluding the lease agreement is that the tenant takes over part of the costs for preparing documentation for drafting the lease agreement, drafting the lease agreement, preparing the handover report, conducting the handover of the property, cooperating in transferring subscriptions or informing the property manager and suppliers about the concluded lease, preparing and storing documents and photographic material, and legal advice in concluding the lease agreement (+ VAT).

For brokerage contracts in real estate transactions concluded between business entities/legal persons – in case of concluding a lease agreement, the tenant agrees to pay agency fees in the amount of one month’s rent (+ VAT).
