We facilitate the leasing of a warehouse with offices in an excellent location on the outskirts of Ljubljana. The space is suitable for a logistics center activity with offices. The building is heated/tempered and centrally ventilated.

The warehouse is also suitable for food logistics; ambient regime (+10 ⁰C to +25 ⁰C) or tempered regime (+14 ⁰C to +18 ⁰C). It is suitable for palletized goods that fit the racking window. It is not suitable for hazardous goods and large machines/items. Parking spaces are available next to the building.

The rent for the tempered warehouse is 8.10 EUR/m2. The rent for office spaces on the first floor is 14.50 EUR/m2. In addition to the rent, the tenant pays operating costs of approx. 0.5 EUR/m2, municipal tax, and VAT. Heating is electric with solar panels on the roof. The security deposit amounts to one monthly rent (+ operating costs + VAT) or a bank guarantee can be issued. Warehouse handling and/or transport services or comprehensive logistics services are available. The minimum lease term is 5 years.

LANDLORD’S CONDITION FOR CONCLUDING THE DEAL: The landlord’s condition for concluding the lease agreement is that the tenant assumes part of the costs of preparing documentation for drafting the lease agreement, drafting the lease agreement, preparing the handover protocol and performing the handover of the property, cooperating in transferring subscriptions or notifying the manager and suppliers about the concluded lease relationship, preparing and storing documents and visual materials, and legal advice in concluding the lease relationship (+ VAT).

For brokerage contracts in real estate transactions concluded between business entities/legal persons – in case of concluding a lease agreement, the tenant assumes payment of agency fees in the amount of one month’s rent (+ VAT).
