Land Subdivision – the process of managing plots

Through land subdivision, plots can be merged, divided, or reshaped. If you wish to sell or donate only part of a plot, divide it among co-owners, attach a part of a neighboring plot, or similar, subdivision allows you to split one plot into several parts, merge multiple plots into one, or reshape plot boundaries within your property.

To carry out subdivision, you should contact a licensed surveying company. In the process, you can create one plot out of several, divide a larger plot into several smaller ones, or reshape plots within your property. Reshaping means that you merge several plots into one and then divide that new plot into multiple plots that differ in number or shape from the original state.

Before dividing or reshaping plots, the parts of existing boundaries that touch the newly created ones or are in their immediate vicinity must be properly regulated. A surveying company can carry out both subdivision and boundary regulation simultaneously and prepare a single report. If, during boundary regulation, no agreement is reached among neighboring landowners and a court procedure has been initiated, subdivision may still be carried out before the end of the court process – but only if the new boundary does not interfere with the area under judicial review.

If several plots are being merged into one or reshaped, they must all have the same ownership and property rights registered in the land register; otherwise, merging or reshaping is not possible.

New plots and boundaries are created once the subdivision is recorded in the real estate cadastre. The request for subdivision can be submitted by:

  • – plot owners – in the case of co-ownership or joint ownership, all co-owners or joint owners must submit the request,
  • – other persons who have the legal right to request subdivision under specific laws.

The surveying company that prepares the subdivision report submits both the application and the report, signed by the applicant, to the Geodetic Administration’s information system.

The Geodetic Administration issues a formal decision on subdivision, which includes a graphic representation of the new situation with assigned plot numbers. This decision is sent to all parties involved in the procedure.

If you intend to change ownership of newly created plots (for example, by selling or donating them), you must also sign the appropriate legal contract (e.g., a sales or donation agreement) and then record the ownership change in the land register.

Why is subdivision important?

In addition to the basic reasons such as selling, donating, or dividing among co-owners, subdivision is also widely used in construction planning. If you plan to build a house, farm building, or another structure, the land must first be properly shaped and compliant with the municipality’s spatial plan. In many cases, local regulations determine the minimum size and shape of building plots, making subdivision a necessary step to obtain a building permit.

Subdivision also plays a key role in infrastructure projects, such as the arrangement of roads, paths, utility connections, and green areas. In this way, new plots are not only legally valid but also functional in practice.

Another interesting aspect is its impact on property value. Smaller plots are often easier to sell because they are more suitable for individual housing projects, while larger merged plots may increase in value for larger investment opportunities.

Since this is an administrative procedure, it is advisable for owners to carefully review their options and consequences before deciding. In practice, professional advice from a surveyor or real estate agent often proves helpful in choosing the most appropriate solution – whether it is dividing land into smaller building plots or merging it into a larger, unified surface that opens up opportunities for greater investments.

Subdivision is much more than a formal procedure for adjusting boundaries. It is an important step in planning the future use of land, directly influencing its market value and enabling clearer and more transparent property relations. Whether you want to regulate ownership among co-owners, prepare land for construction, or increase the value of your property, subdivision is a process that brings order and clarity.
